A potential apartment complex got the green light from Sylvania Township Tuesday night.
The complex set to be built on McCord Road was approved by township trustees, despite some residents' concerns.
"The plan, as submitted, has buildings and a street placed entirely too close to the surrounding homes," said Nicole Bollinger, a concerned resident. "The neighboring homes…would surely lose their sense of security, privacy, and value."
The planned site for the complex is currently an open field behind three houses along McCord Road, near Sylvania Avenue. It is currently zoned as A-3 Agriculture. Developers with M&D Holdings requested the land be re-zoned to R-4 Residential Planned Unit Development.
"I really want you to put your all in this before you make your decision and realize that what you decide tonight is going to effect the rest of us for as long as we live in that neighborhood," said Beth Appleton to the board.
The developers are proposing 34 two- and one-story units with two bedrooms each. They claim traffic will only be increased by 0.008 percent on McCord Road, and that safety and privacy will not be a problem due to fencing and landscaping.
They also said home values will actually increase.
"It will be a good addition to the community and we plan to be long-term, be responsible for maintenance, keeping it gorgeous, being there for anyone to call us with any complaints," said Don Ulrich of M&D Holdings. "We know what's going to happen with this project. We know it will be successful."
Trustees John Jennewine and Neal Mahoney approved the zone change, with Trustee Kevin Haddad voting against it.
"It's difficult to make decisions based on what-ifs, but I feel confident and comfortable moving forward that the developers are going to do a good job and it's going to fit in," Jennewine said.
