PEMBERVILLE, OH (Toledo News Now) -

Dozens of new homes could be built just behind Sherman and West Front streets in Pemberville, but in order for anything to move forward, village council needs to make a big decision to change the zoning of the property from agricultural to residential.

In just a few years, a field could be completely transformed. Instead of rows of corn, several dozen houses could be constructed. Neighbors aren't happy to hear the news.

James Knauss has lived across from the field for the past 12 years. He's stayed this long because of the quiet and picturesque views.

"It's always been a nice and quiet area around here and I'd like to keep it that way," said Knauss.

That could soon change if the land is rezoned as residential.

Landowner Tom Oberhouse says Pemberville needs to grow to stay alive and thrive. He wants to build 40 to 45 single-family homes on the sprawling 19.5 acres.

Oberhouse says housing development has been nearly nonexistent in the village for the past 30-40 years. In order to grow, surrounding streets may need to be widened, cutting into a handful of neighbors' existing property.

"As far as that goes, the town does need the growth and they need more revenue from it. We've lost a couple of businesses the past couple years here. The town is hurting for revenue," said Knauss.

So Oberhouse says, why not build?

This development could help gain some lost industry, but plans are just that. Until village council decides how to zone the land, houses won't be going up any time soon.
